How it works · in detail
Talk, snap, send. Then it's filed.
Built for the moment variations actually happen: on site, not in the office. Phone-first, designed for gloves and glare.
Capture on site
Open VariaSnap and talk for about 20 seconds: what changed, what it costs, who's affected. Snap a photo of the work area. The app transcribes the note and pulls out the facts: description, price, date, and which contract it belongs to. The facts are yours; the app drafts from what you say.
Draft and tap-to-sign
The rule engine shapes the notice to your state (QLD, NSW or VIC domestic-building rules) and texts your client a tap-to-sign link, valid 48 hours. The client sees exactly what they're agreeing to: the change, the price, the effect on the contract sum. Nudges go out automatically until they sign or decline.
Signed and logged
Both signatures captured. Every step is hash-logged into an audit trail: what was captured, when it was sent, when it was signed. The filed notice rolls into your next progress claim. If the client declines or the 48 hours lapse, you know on day one, not at final invoice.
The rule engine
Each state gets its own formality rules, enforced as code, not suggestions:
| State | What the engine enforces |
|---|---|
| QLD | The 5-business-day clock starts at agreement. The notice must reach the owner in writing before the clock runs out or the work starts, whichever is first. The engine refuses to backdate. [verified 2026-09-28] |
| NSW | Both signatures are the gate. The notice is not complete until the client has signed too. No statutory clock, but no enforcement without it. [verified 2026-09-28] |
| VIC | Builder-initiated variations carry the 5-element notice plus the owner's signed consent before giving effect. Owner-initiated variations get the cost/delay notice plus the owner's signed request. [verified 2026-09-28] |
What it refuses to do
- Backdated variations. If the agreement date you dictate is in the past beyond the statutory window, the engine flags it and generates the late notice with the true dates. Late and honest beats silent.
- Ambiguous cases. Where the facts are unclear, the notice is flagged for your review rather than improvised.
- Commercial-only work. Different rules apply (the contract's own variation clause). The engine covers domestic building work in QLD, NSW and VIC only.
